Mumbai, July 23, 2026 – Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure development business of the Mahindra Group, announced its financial results for the quarter ended 30 th June 2026 today. In accordance with INDAS 115, Company recognizes its revenues on completion of contract method.

Key highlights

Q1 FY27:

● Consolidated Sales (Resi and IC&IC) of Rs 966 crore, 70% YoY growth

— Gross development value additions in Q1 FY27 were Rs 5,600 crore as against Rs 3,500 crore in Q1 FY26.

— Q1 FY27 residential pre-sales grew by 106% to Rs 925 crore (saleable area of 0.60 msft, RERA Carpet area of 0.39 msft).

— Q1 FY27 IC&IC revenues of Rs 41 crore as against Rs 120 crore in Q1 FY26.

— Consolidated revenues (Resi and IC&IC) of Rs 962 crore in Q1 FY27 as against Rs 32 crore in Q1 FY26.

— Q1 FY27 Consolidated PAT, after non-controlling interest (INDAS) grew by 67% to Rs 86 crore.

● Strong balance sheet and collections and profitability.

— Net debt to equity ratio at -0.20 (cash surplus) as of 30 th June 2026.

— Residential collections of Rs 527 crore for Q1 FY27 as compared to Rs 518 crore for Q1 FY26.

Commenting on the performance, Mr. Amit Kumar Sinha, Managing Director & CEO, Mahindra Lifespace Developers Ltd., said, “We have begun FY27 on a strong footing, delivering robust pre-sales growth and healthy profitability. Building on two consecutive years of over 18,000 Cr in GDV additions, we added 5,600 Cr of GDV in Q1 in the Mumbai region. Our IC&IC business enters Q2 FY27 with a strong pipeline, providing good visibility for growth. Supported by a healthy balance sheet, we remain well-positioned to pursue growth opportunities while maintaining financial discipline.”

Chennai, 22nd July 2026: Mahindra Lifespace Developers Ltd. (MLDL), the real estate and infrastructure development arm of the Mahindra Group, through its joint venture company, Mahindra Industrial Park Chennai Limited (MIPCL), today announced the execution of a Second Supplemental Agreement between Sumitomo Corporation, Japan and Mahindra World City Developers Limited (MWCDL). This agreement is for the expansion of Origins by Mahindra in Chennai with the development of Phase 2B.

Mahindra Lifespaces and Sumitomo Corporation entered into a partnership in 2015 for Phase 1 of Origins by Mahindra in Chennai. The partnership further strengthened with the expansion into Phase 2A in 2024 and has now extended to Phase 2B in July 2026.

The agreement further sets out the framework for the acquisition, transfer and development of ~95 acres of land under Phase 2B. This will further strengthen the industrial ecosystem at Origins by Mahindra.

The combined area across all phases stands at ~540 acres. Building on the strong interest shown by Japanese manufacturers in establishing operations in India, the expansion is expected to support the next wave of global and domestic investments. This will reinforce Chennai's position as a preferred industrial and logistics hub.

Mitsubishi Electric India to Invest ₹2,100 Cr. in Manufacturing Expansion at Origins by Mahindra, Chennai

Chennai, February 06, 2026: Mahindra Industrial Park Chennai Limited (MIPCL), a joint venture between Mahindra World City Developers Limited and Sumitomo Corporation of Japan, marks yet another significant milestone with the commencement of operations of Mitsubishi Electric India Private Limited’s air conditioner and compressor manufacturing facility at Origins by Mahindra in Chennai. The facility, spread across 52 acres within the integrated industrial cluster, represents the scaling up of Mitsubishi Electric India’s manufacturing presence in India. The facility was inaugurated by the Hon’ble Chief Minister of Tamil Nadu, Thiru M.K. Stalin, through a virtual plaque unveiling. Developed with an investment of approximately ₹2,100 crore, the facility underscores Mitsubishi Electric India’s long-term commitment to India and further strengthens Tamil Nadu’s position as a preferred destination for high-value, technology-led manufacturing. With an annual production capacity of 300,000 indoor and outdoor room air conditioners and 650,000 compressors, the expansion contributes to the development of a strong regional supplier ecosystem, and aligns with the Government of India’s ‘Make in India’ initiative. At the inauguration, Hon’ble Chief Minister Thiru M.K. Stalin said, “Chennai continues to serve as the manufacturing backbone of Tamil Nadu, anchored by a deep and well-established industrial ecosystem. Mahindra Industrial Park and Sumitomo Corporation Sign Strategic Cooperation Agreement with Osaka Government to Support Japanese Businesses Entering India

Chennai India, July 18th, 2025: In a significant step towards strengthening India–Japan industrial collaboration, Mahindra Industrial Park Chennai Limited (MIPCL), the developer and operator of Origins by Mahindra, together with its 40% stakeholder and marketing arm in Japan, Sumitomo Corporation, has signed a strategic cooperation agreement with Osaka Prefecture, and the Osaka Industrial Development Bureau (a public interest incorporated foundation to support Japanese companies based in Osaka in expanding their footprint in India. This milestone partnership reinforces Mahindra’s commitment to facilitating high-quality global investment into India’s manufacturing sector and positions Tamil Nadu as a preferred destination for Japanese industry. Through this agreement, MIPCL and Sumitomo Corporation will work in close coordination with public institutions to serve as a local facilitator for Osaka-based companies exploring opportunities in India. As part of the collaboration, MIPCL and Sumitomo Corporation will support business visits, provide on-ground consultation, and participate in knowledge-sharing seminars hosted in Osaka. The Osaka authorities, in turn, will identify and recommend companies interested in expanding into India, with necessary permissions, ensuring a streamlined entry process for Japanese manufacturers.
