Mumbai, July 23, 2026 – Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure development business of the Mahindra Group, announced its financial results for the quarter ended 30 th June 2026 today. In accordance with INDAS 115, Company recognizes its revenues on completion of contract method.

Key highlights

Q1 FY27:

● Consolidated Sales (Resi and IC&IC) of Rs 966 crore, 70% YoY growth

— Gross development value additions in Q1 FY27 were Rs 5,600 crore as against Rs 3,500 crore in Q1 FY26.

— Q1 FY27 residential pre-sales grew by 106% to Rs 925 crore (saleable area of 0.60 msft, RERA Carpet area of 0.39 msft).

— Q1 FY27 IC&IC revenues of Rs 41 crore as against Rs 120 crore in Q1 FY26.

— Consolidated revenues (Resi and IC&IC) of Rs 962 crore in Q1 FY27 as against Rs 32 crore in Q1 FY26.

— Q1 FY27 Consolidated PAT, after non-controlling interest (INDAS) grew by 67% to Rs 86 crore.

● Strong balance sheet and collections and profitability.

— Net debt to equity ratio at -0.20 (cash surplus) as of 30 th June 2026.

— Residential collections of Rs 527 crore for Q1 FY27 as compared to Rs 518 crore for Q1 FY26.

Commenting on the performance, Mr. Amit Kumar Sinha, Managing Director & CEO, Mahindra Lifespace Developers Ltd., said, “We have begun FY27 on a strong footing, delivering robust pre-sales growth and healthy profitability. Building on two consecutive years of over 18,000 Cr in GDV additions, we added 5,600 Cr of GDV in Q1 in the Mumbai region. Our IC&IC business enters Q2 FY27 with a strong pipeline, providing good visibility for growth. Supported by a healthy balance sheet, we remain well-positioned to pursue growth opportunities while maintaining financial discipline.”

Chennai, 22nd July 2026: Mahindra Lifespace Developers Ltd. (MLDL), the real estate and infrastructure development arm of the Mahindra Group, through its joint venture company, Mahindra Industrial Park Chennai Limited (MIPCL), today announced the execution of a Second Supplemental Agreement between Sumitomo Corporation, Japan and Mahindra World City Developers Limited (MWCDL). This agreement is for the expansion of Origins by Mahindra in Chennai with the development of Phase 2B.

Mahindra Lifespaces and Sumitomo Corporation entered into a partnership in 2015 for Phase 1 of Origins by Mahindra in Chennai. The partnership further strengthened with the expansion into Phase 2A in 2024 and has now extended to Phase 2B in July 2026.

The agreement further sets out the framework for the acquisition, transfer and development of ~95 acres of land under Phase 2B. This will further strengthen the industrial ecosystem at Origins by Mahindra.

The combined area across all phases stands at ~540 acres. Building on the strong interest shown by Japanese manufacturers in establishing operations in India, the expansion is expected to support the next wave of global and domestic investments. This will reinforce Chennai's position as a preferred industrial and logistics hub.

Mahindra Lifespaces and Mitsui Fudosan Group Announce Long-Term Joint Venture Partnership, Starting with Mahindra Blossom, Bengaluru

Bengaluru, 09 February 2026 – Mahindra Lifespace Developers Limited (MLDL), the real estate and infrastructure development arm of the Mahindra Group, today announced a joint venture with Mitsui Fudosan Group for the development of Mahindra Blossom, a premium residential project located in Whitefield, Bengaluru. This marks the first project under this strategic partnership.
